The process
How a confidential sale runs.
Most of our sales settle without ever being publicly advertised. This is the path each one follows.
Appraisal
It starts with the numbers. We analyse your last three years of profit-and-loss reports and, drawing on our experience and knowledge, normalise them to set a value range for the practice. Together we talk through market values and your price expectations, agree on a position, and decide whether to sell now or hold and build. You go in knowing what the practice is worth and what the market will pay. We only take a practice to market once we all agree on the number — priced to be realistic and achievable. The Information Memorandum
We build the IM with your help and your information — it's the practice's story, told properly. We work hard to present a professional, well-presented document that gives a buyer and their advisors everything they need to make an informed decision to view and move forward.
Non-disclosure agreements
Every buyer we work with — and we have more than 1,100 registered at any time — signs an NDA before we release any information. And unlike most of the brokerage market, we send you the name of every buyer who enquires: until you give us the green light, no confidential names or practice details go anywhere. A simple, clear and transparent process at every step, with total discretion.
Viewing and offers
Wherever it's practical, we host the viewings ourselves and take the time to show the practice at its best — after hours or at weekends, so your team and patients hear the news from you, not from a viewing. Buyers come with a clear picture of your price expectations and the post-sale terms. Any offer is talked through first, then put in writing and presented to you. We negotiate and keep the conversation going until all parties have signed a written heads of agreement.
Contracts and completion
Once an offer is agreed, the heads of agreement go to both sides' legal advisors. We help and support at every stage, and we're glad to introduce solicitors we work with who know dental sales first-hand. Contracts move more smoothly when everyone works towards a fair, reasonable outcome: the deposit is paid and held in trust, due diligence begins, and the buyer arranges bank approval. We keep everything running as smoothly as possible and support all sides through to a settlement date and completion.
What Elmvia does differently
Built for one kind of sale.
Dental, and only dental
We sell dental practices and nothing else, and have done for 15 years — no vets, no wider healthcare, no other markets. Every appraisal, IM and negotiation draws on a market we watch full-time, from single-surgery rooms to seven-figure groups.
Two disciplines
Our experience lets us streamline and stay efficient. One of us runs the campaign — information-gathering, presenting the practice and full support; the other runs all the financial analysis — appraisals, valuation and modelling. Every practice is unique, but the process is clear and outcome-driven.
A national network of buyers
With more than 1,100 registered buyers, we look to match your practice before it’s listed or advertised. Most sales begin with a discreet, confidential phone call to specific buyers — key-worded to their needs and locations.
“The first my team heard of the sale was when I introduced the new owner — as a colleague.”

The first step
Book a confidential conversation
One call, in confidence, no obligation. Tell us a little about the practice and we'll come back to you within one business day — discreetly. If it helps, we can put you in touch with past vendors who'll speak to you in confidence.
